Move-In Deposits and Fees

How much is the application fee?

Our application fee is a reasonable $39.00 per adult (non-refundable).

How much is the deposit?

We have a competitive deposit schedule, as listed below:

  • Security Deposit: $200.00 Refundable Deposit + $150.00 Non-refundable Administrative Fee
  • Key Deposit: $10.00 per set (Door + Mailbox)
  • Gate Remote Deposit: $30.00 per remote
  • Pet Deposit: $300.00 per animal ($100.00 Refundable)

How much do I need to move in?

You need to pay your deposit (see above) and first month's rent when signing the lease. Conditions may require a last month's deposit as well. Contact the management office for more information.

Parking

How close can I park to my apartment?

We make every effort to keep you close to your apartment. Certain buildings have assigned parking, and we believe that our assignment is fair for everyone involved.

Can my guests park on property?

Yes! We have a designated visitor parking area, and if they are unable to find space we offer guest parking passes at the management office.

Do I need a parking permit?

Yes. All vehicles must be registered with the management office to ensure that everyone has a place to park. Vehicles without permits are subject to removal at the owner's expense.

What if I have more than one vehicle?

No problem! We allow two registered and permitted vehicles to park in the open lot. If you have more than two vehicles, we are happy to rent out a covered parking space for the additional vehicles.

How much is covered parking?

A single vehicle covered parking space is $35.00 per month. A dual vehicle covered parking space is $40.00 per month.

Do you pay utilities?

No. Power, water, sewer, and garbage are resident responsibility. You can contact the management office or the companies below for more information:

How is my water/sewer/garbage bill calculated?

The cost is figured on a per occupant ratio based on actual bills and shared with the owner. For example: A household of two will have a lower bill than a household of five.

Who can I contact for phone / cable / internet?

We are hardwired for all three, and you can contact the provider of your choice. We have links on our community information page for some of the common providers.

Do you require renter's insurance?

Yes. We require valid proof of renter's insurance at move-in. We require minimum coverage as follows:

  • $20,000.00 Personal Property
  • $100,000.00 Liability

We recommend eRenterPlan.com for renter's insurance. They provide the required coverage for as low as $11.00 per month.
